Timeshare Cancellation Process

The Timeshare Exit Company Alternative: Transparent, Ethical Contract Resolution

If you own a timeshare and you're unhappy with it, you've probably already searched for a timeshare exit company or a timeshare attorney. Before you sign anything or pay a dime, there's one fact almost nobody tells you upfront: roughly 99% of timeshare owners cannot prove, with actual evidence, that their timeshare was sold to them under deceptive circumstances.

That's not because deception didn't happen. It's because the resort has something you probably don't: a signed purchase agreement. You have a verbal recollection.

That agreement is the legally binding document resorts use to enforce every obligation in your contract. However, owners still have a real, recognized right to seek cancellation based on fraud, misrepresentation, or breach of contract. These claims are not limited by the rescission period. Courts have consistently ruled that a signed contract cannot shield a seller from liability if that contract was procured through fraud or material misrepresentation.

The problem isn't whether you have a right. The problem is whether you have proof.

 Ross, Lynn, & Associates
NCA Timeshare Dispute Resolution Firm

Ross, Lynn, and Associates (RLA) is a private, non-court-appointed (NCA) timeshare dispute resolution firm. We are not a law firm, and our dispute resolution specialists are not court-appointed. You retain us directly to do what most timeshare law firms and exit companies will not: turn a verbal recollection into a documented record.

Before any dispute resolution begins, our team functions as a purchase record assembly and account verification consultancy. We help you review your original presentation, contract, payment history, and account activity to identify the discrepancies, contradictions, and procedural failures that hold up — the kind of proof resorts rely on you never having.

Once that record is built, our NCA dispute resolution specialist facilitates a structured dialogue between you and the resort's management company, creating a direct channel to review that documented record and discuss a resolution. Because dispute resolution is voluntary, neutral, and happens outside the courtroom, it's faster and less costly than litigation — and in many cases, it leads to a resolution through independent loan renegotiation, hardship-based account resolution, a mutual release agreement, or a voluntary surrender, without ever needing to go further.

If the resort refuses to engage in good faith, you still have options. RLA works with a network of leading timeshare attorneys across the U.S. At that point, an attorney-client relationship is formally established, and your self-established documented record becomes the foundation of a legitimate claim, giving your attorney a real evidentiary starting point instead of a verbal story.

In short: your right to challenge a fraudulent or misrepresented timeshare contract has always existed. What's been missing is the proof to back it up, and the strategy to use it. That's what RLA builds before you ever need to pay a lawyer's hourly rate to start from zero.

What Most Timeshare Exit Companies Will Not Tell You

Most exit companies that "guarantee" to get rid of your timeshare skip straight to a boilerplate demand letter without ever building a factual record. What they will not tell you is that resorts are only obligated to communicate with the timeshare owner or their licensed legal counsel, and will not communicate with timeshare cancellation companies.

Which is exactly why exit companies instruct owners not to speak to the resort directly. Keeping that line of communication closed protects the exit company's role in the transaction, not the owner's interests.

Timeshare exit lawyers who skip the discovery process have the same blind spot. Without documented discrepancies between what was promised verbally and what was written into the contract, a demand letter gives the resort nothing to act on. A resort does not have to respond to an attorney's letter, and typically will not, unless that letter presents factual, verifiable discrepancies tied to the original sale.

Guaranteeing an exit result is not automatically a standalone criminal offense, but making such a guarantee typically violates state and federal consumer protection laws against deceptive and unfair trade practices.

Ross, Lynn, and Associates does something different.

We use our Timeshare Acquisition Discrepancy Framework to help owners identify significant contradictions between what was promised verbally at the point of sale and what the resort documents in its written records, so they can legally and ethically get rid of their timeshare.

Here is how the process actually works, broken down step by step.

Step 1: Intake and Documentation

cancel a timeshre

We start with an electronic client intake questionnaire. This collects, inventories, and indexes every piece of documentation you have: original transaction histories, purchase agreements, closing disclosures, membership rules, and marketing materials. Everything gets organized into one centralized, chronological dossier.

Step 2: Comparing
What Was Said vs. What Was Signed

timeshare exit

Once your documents are indexed, we cross-examine them against your intake statements. This is where the discrepancies surface: places where the verbal sales pitch does not match the paperwork you actually signed.

Step 3: Building the Discrepancy Dossier

timeshare discrepancy dossier

We compile your self-certified intake data into an institutional-grade, pro se contract and purchase discrepancy dossier. This document formally targets the resort's management company salesperson and identifies the specific contradictions between what was said and what was signed.

Step 4: Formal Communication and Tracking

We provide document formatting support and help manage formal communication with resort management. Every milestone is timestamped, tracked, and archived through a secure online client portal, so nothing gets lost and nothing goes unrecorded.

Step 5: Testing the Resort's Good Faith

timeshare exit companies

This is the step most timeshare exit companies skip entirely. The goal here is to see how the resort responds. Do they dismiss you? Deflect you? Or do they admit any wrongdoing? Every response, or lack of one, becomes part of your record. This builds a clear picture of whether the resort management company is willing to resolve the dispute in good faith.

Step 6: Timeshare Exit Lawyer Intervention

If the resort still refuses to resolve the dispute in good faith, the documented discrepancies you've built become the foundation for the next stage. At this point, timeshare exit lawyers from our informational network can step in and contact the resort directly, using your discrepancy dossier to negotiate the release of your contract.

Attorneys leverage the documented record to pursue timeshare contract termination through direct negotiation with resort management. If negotiation stalls, litigation or arbitration remain available options, and the choice of path is always yours.

In most cases, because the discrepancy dossier is already built, timeshare termination is achieved through negotiation alone, without the time and expense of formal legal proceedings.

David W. Bates
Managing Director

I've made it my life's mission to help timeshare owners find freedom. Since 2000, I've established relationships with an elite network of timeshare attorneys who work directly with me to challenge even the largest resort developers.

Our network of attorneys oversees your file and knows exactly what to look for in your contract: mistakes, violations, and breaches that the resort doesn't want you to find.

As a (NCA) private dispute resolution specialist, my approach combines deep industry knowledge with proven ethical strategies, giving you the best chance of ethical timeshare cancellation.

How Our Process Is the Safe Alternative From a Timeshare Exit Company

If the resort is willing to resolve things amicably, that can mean a contract termination potentially with an early termination fee (ETF), a voluntary surrender, or a mutual release agreement. Sometimes those mutual release agreements include confidentiality and non-liability clauses, essentially a gag order in exchange for resolution.

But if the resort refuses to engage in good faith, you're not left empty-handed. At that point, you now have a documented, factual record that puts you in a far stronger position to bring in a timeshare attorney, file a complaint with a regulatory agency, or pursue a formal legal claim.

This is the real difference between our approach and what most timeshare exit companies and timeshare lawyers offer. We do the groundwork that turns a vague complaint into a documented file. The discrepancies we help you identify become the gap that justifies challenging your timeshare contract, whether that gap stems from what the sales representative told you or the resort's unwillingness to resolve the matter.

Why the Dossier Saves You Thousands of Dollars Using a Timeshare Lawyer

Here's where this approach pays off directly. Timeshare lawyers’ fees for timeshare cases typically run between $10,000 and $15,000, largely because attorneys spend a significant amount of billable time just gathering and organizing evidence. When you arrive with a completed discrepancy dossier already in hand, that work is done.

Owners who choose to work with an independent timeshare lawyer from our informational network typically pay between $1,000 and $1,500 for representation. That's not a discount gimmick. It's a direct result of walking in with factual records already built, instead of one an attorney has to build from scratch at $500 an hour and a minimum 20-hour retainer.

You are also never required to use a timeshare attorney from our network. Owners are free to bring their completed dossier to any independent attorney of their choosing. Either way, having a factual discrepancy record in hand dramatically strengthens your position and lowers your cost to get out of a timeshare.

Why Ross, Lynn, and Associates Is
The Right Choice

Getting rid of a timeshare isn't about finding a company that promises to make your contract disappear. It's about building a real, documented case that proves why timeshare cancellation is justified, whether through fraud, misrepresentation, or a resort's refusal to negotiate or communicate in good faith to resolve the owner’s claims.

Ross, Lynn, and Associates isn't a traditional timeshare exit company, and we're not a law firm. We're the missing step in between: the ones who help you build the evidence that makes everything after it easier, faster, and dramatically less expensive.

If you're ready to find out whether you have a legitimate discrepancy case, start with our intake process and let the documentation speak for itself.

Frequently Asked Questions:
The Safe Alternative to Exiting a Timeshare

How is Ross, Lynn, and Associates a better alternative than an exit company?

Most timeshare exit companies charge a large upfront fee, make broad promises to "cancel your timeshare," and then send boilerplate letters without a solid foundation for your claims. Most will go out of business or disappear. Ross, Lynn, and Associates (RLA) does not operate that way.

We are a private, non-court-appointed (NCA) timeshare dispute resolution firm. Our process starts with purchase record assembly and account verification, where we analyze your purchase history, contract, and payment record to identify potential documented discrepancies and misrepresentations.

That record is the foundation for everything that follows, whether it's neutral mediation or, if needed, legal action through our timeshare exit attorney network or independent legal counsel. We're not selling you a promise.

We're building you a factual timeshare purchase dossier.

Are most exit companies a scam?

It's a fair question, and one you should ask before paying anyone. Many timeshare exit companies are a scam in practice — not because timeshare cancellation itself is impossible, but because these companies collect large fees upfront, provide no documented process, and leave owners with nothing but the same contract and a lighter bank account.

RLA's approach is different because our value comes before any negotiation or legal step: we assemble verified documentation of what actually happened during your sale. Transparency and a documented process are what separate a legitimate path forward from a company simply taking your money.

Without documented discrepancies, how can an exit company or timeshare exit attorney prove your claim?

What exactly is a non-court-appointed (NCA) dispute resolution firm, and why does RLA use that model?

A non-court-appointed (NCA) dispute resolution firm is a private firm that helps people resolve disagreements outside the courtroom. RLA is not appointed by a judge or court, and it is not a law firm. We do not provide legal advice or legal representation. Only the attorney assigned to your file does.

RLA works for you, not for the resort. Using only the records and statements you provide, we prepare a discrepancy dossier that organizes the significant contradictions you identify between what you recall being told during the sales presentation and what your signed purchase records state. You write and sign your own statements, and we do not add claims or draw legal conclusions. We do not act as a mediator.

With your written consent, and if the resort agrees to take part, RLA can act as your resolution facilitator. In that role, we help arrange and organize direct discussions between you and the resort so you can review your records. You can then discuss options such as an account settlement, a hardship-based resolution, a mutual release, or a voluntary surrender. You remain self-represented throughout, and you make all decisions.

RLA uses this model because a well-organized record can make resolution discussions clearer and more focused, without the cost or timeline of a courtroom. You can also contact your resort on your own at any time, or share your dossier with an attorney of your choice.

Does hiring a timeshare law firm guarantee the resort will cooperate?

Having a law firm doesn't guarantee communication from the timeshare company or its management. Without documented discrepancies, why should the timeshare company cooperate?

The resort would be compelled to respond to the client, rather than their attorney. This is why our framework is successful: we help timeshare owners establish a documented response from the resort.

If your dispute doesn't lead to a resolution, you still have options. RLA works with a network of leading timeshare attorneys across the U.S. At that point, you enter a formal attorney-client relationship, and the documented record RLA built from day one becomes the evidentiary foundation of your file. Instead of an attorney starting with a verbal account of "what happened at the sales presentation," they start with an organized, documented file—which often means a faster, more cost-effective case.

With documented discrepancies, the resorts are compelled to respond.

How much does it cost to hire an NCA dispute resolution firm versus a timeshare exit attorney?

The cost difference comes down to how much actual work is done on your file. Many timeshare exit companies charge between $8,000 and $20,000 to send boilerplate cancellation letters that contain no documented discrepancies. You could write and send those same generic letters yourself and get the same result: nothing.

A resort has no reason to respond to a form letter that is not backed by evidence.

Timeshare exit attorneys often charge around $500 an hour, billed in 20-hour retainer increments, to draft demand letters pressuring the resort to cancel your contract, again without documented evidence behind them. In many cases, after three or four of these letters go out, the resort doesn't respond. Once a resort knows an attorney is involved, they often cut off communication entirely, leaving you still stuck with the timeshare while the attorney continues billing at that hourly rate.

RLA's fee structure is built around the work that actually moves your file forward. Typically a fraction of the price mentioned above. We review your records, contracts, receipts, payment history, and any recorded audio or video from your sales presentation to build a solid, documented foundation of discrepancies and misrepresentations. Because every case, objective, and circumstance is different, we do not use a flat, one-size-fits-all price.

A consultation is required so we can evaluate your specific situation and determine a fair flat fee for the work involved.

Company Status and Scope of Services: Ross, Lynn, and Associates, LLC ("RLA") is a private, non-court-appointed dispute resolution firm. RLA prepares pro se discrepancy dossiers for timeshare owners and, at your request, facilitates direct resolution discussions with your resort. When RLA has prepared your dossier, RLA participates as your resolution facilitator, not as a neutral mediator. RLA is not a law firm and does not provide legal advice, legal representation, legal strategy, legal opinions, or interpretations of contracts or statutes. Nothing on this website, in our educational articles, or in any dossier, report, or correspondence RLA prepares is legal advice or creates an attorney-client relationship.

No Affiliation: RLA is not affiliated with, endorsed by, or acting on behalf of any timeshare developer, resort, management company, or lender. Any resort or company names that appear on this website are used for identification purposes only and do not imply any relationship or endorsement. Listing a resort does not suggest that the resort, its developer, or its staff has done anything wrong.

How Our Services Work: RLA works only from records and information you provide. RLA does not contact resorts, management companies, or lenders, and does not request records from them, except in a resolution discussion you have authorized in writing. A discrepancy dossier organizes significant contradictions between the verbal sales statements you report and your written purchase records. You write and sign your own statements. RLA does not add claims or draw legal conclusions. If you choose the dossier-only option, you represent yourself (pro se) and contact the resort directly. If you choose resolution facilitation, you do so only with your written consent, and only if the resort agrees to take part. In either option, you remain self-represented, and RLA does not act as your legal representative.

Your Right to Act on Your Own: You do not need to hire RLA or any other company to address your timeshare. You may contact your resort, developer, or lender directly, at no cost, to ask about cancellation, surrender, deed-back, or other options. You may also contact a licensed attorney of your choice at any time.

No Guarantee of Results: RLA does not guarantee any outcome, including contract cancellation, debt reduction, release from obligations, or any response from a resort or lender. Results depend on your records and circumstances and on third-party decisions.

Testimonials and Reviews: Any testimonials, reviews, or experiences shown on this website reflect the individual experiences of those owners. They are not necessarily typical, do not guarantee or predict any result, and your results may differ.

Financial and Credit Risk Disclosure: RLA does not advise, suggest, or direct you to change, pause, or stop payments owed to any timeshare developer, resort, management company, or lender. Any decision to pause, change, or stop payments is your own choice. That choice may lead to negative credit reporting, collection activity, legal action, and continued financial liability.

Educational Content: Articles, guides, and other content on this website are general educational information about timeshare ownership. They may not apply to your specific situation, may not reflect the most current laws or resort policies, and are not a substitute for advice from a licensed attorney.

Independent Attorney Directory Disclaimer: RLA offers a free directory of independent, third-party attorneys who handle timeshare contract matters. The directory is for information only. RLA does not endorse, recommend, or vouch for any attorney listed. RLA receives no referral fees, fee-sharing, or anything else of value from any attorney or law firm, and has no partnership or joint venture with any of them. RLA lists only independent attorneys in its directory who have confirmed that their fee to take on a matter with a completed discrepancy dossier will not exceed $1,500. Each attorney sets their own fee within that limit. You should check an attorney’s license and standing with the state bar before hiring.

RLA’s Legal Fee Coverage Promise applies only to attorneys in this directory. Under that promise, if your discrepancy dossier does not lead to a voluntary surrender or mutual release agreement, RLA will reimburse you for the attorney’s fee, up to $1,500, as set out in your written services agreement. You pay the attorney directly, and RLA sends you a check for the amount charged, up to the cap. You remain free to hire any attorney you choose, but the reimbursement applies only to attorneys in this directory.

Choosing to hire an attorney is your own decision. Any attorney-client relationship is solely between you and the attorney, and the attorney’s legal work is separate from RLA’s dossier and facilitation services.
